BUYING POWER: Sign up for my free searches. Email me describing your dream and let me search for you. Unless you are paying cash, it is likely you will find yourself looking for a loan. Here is a little bit of advice to get you started. My goal is to see you in a home you can afford and to help you stay away from fraudulent practices. Be sure to get the right lender to fit your needs. Learn about loans. Ask questions. How much is the loan origination fee going to be? What about the commission? Does this mortgage broker or banker work with FHA loans, VA loans, and ODVA loans? How much experience does he/she have in putting these loans together. Make sure your lender can tell you about the loans out there. How long ago did your loan person start doing loans? Did you get a good faith estimate of costs? Make sure to get one. Be cautious about dotcom loans. Do they know anything about the local market? What is their foreclosure rate? Please never ever let someone fabricate and falsify information for you. This would involve things such as fabricating income and employment verification or forging signatures on documents. This is FRAUD. I would happily recommend several lenders for you to choose from and interview. It's your home, your life, and your family - don't end up in a bad situation from picking the wrong lender. SELLING POWER: Email me to get a comparative price analysis of your home or other real property. Curb appeal is your home's first impression. Keep your front yard and other landscape looking its best while selling your home. Many people look at the home and see only what there is now, not what it could be. This doesn't mean you need to spend a fortune in landscape materials either. Keep the grass green and mowed. Get those weeds out of the picture and you are most of the way there. Some homes may not have a front lawn or much room for landscaping. The home can still have curb appeal. A couple of well placed potted plants or trees out front can certainly do the trick. If you have a gravel driveway, please remove the weeds. There is not much that puts off a buyer quicker than a weedy driveway. Remember that the curb appeal extends to the home itself. Has it been painted recently or rather is the current paint bubbling, pealing, or flaking. This is a sign that you should paint the house. Does your house look kind of blah even with all this? Consider adding window boxes, a bench, a planter, and/or decorative lighting. To get the most out of the sale of your house it should look loved and cared about.
