class="MsoNormal"&gt;&lt;font face="Times New Roman"&gt;&lt;font size="3"&gt;Your next important step involves working with a reputable lender for a pre-approval.&amp;nbsp; A&amp;nbsp; discussion&amp;nbsp;with a lender may&amp;nbsp;show that&amp;nbsp;you have some issues to overcome prior to beginning your hunt for a new home in earnest.&lt;/font&gt;&lt;/font&gt;&lt;font .5in;"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;How is your credit?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Do you have any unpaid bills, medical expenses, judgments, or liens against you?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Clean this up first, making sure that the company you owe and pay reflect this toward your credit report.&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Don&amp;rsquo;t forget you can get a free copy of your credit report from the major credit services once per year and any time that you are denied credit.&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Another thing to look at expenses?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;I am talking here about car payments, credit cards, lines of credit, insurance payments, boats, RVs, ATVs,&amp;nbsp;and other sports vehicles.&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Do you pay more than what you need?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;Is it time to sell something to get one of those credit cards down to a zero balance?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;How many toys, cars, and the like do you have that have monthly payments on them?&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;There is nothing wrong in selling your more expensive car now in order to purchase a less expensive one that you will not have payments on.&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;strong&gt;&lt;font face="Times New Roman" size="3"&gt;Do you have more insurance than you need?&lt;/font&gt;&lt;/strong&gt;&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;&lt;strong&gt;&lt;font face="Times New Roman" size="3"&gt;Have you shopped around for insurance companies, making sure you are paying what you should and getting what you need?&lt;/font&gt;&lt;/strong&gt;&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;If you have credit cards and lines of credit, you can do something about those.&lt;span&gt;&lt;font face="Verdana" size="2"&gt;&amp;nbsp; &lt;/font&gt;&lt;/span&gt;You may consider lowering the amount you can borrow and paying them all down to at least less than 50% on the owed amount less than your card&amp;rsquo;s maximums.&lt;/font&gt;&lt;font face="Verdana" size="2"&gt;&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;font size="3"&gt;Lower your debt as much as you can to get the best home you can afford.&lt;/font&gt;&lt;/font&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;tab-stops:list interest to talk to a lender before looking at homes so that you can know what you can afford.&lt;/font&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;font face="Times New Roman" size="3"&gt;A pre-qualification letter is not worth the paper it is written on.&lt;span&gt;&amp;nbsp; &lt;/span&gt;As discussed in earlier TIPS, you want a pre-approval letter, based on the home appraising at the price negotiated.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Your pre-approval letter should match the amount you are offering for the home.&lt;span&gt;&amp;nbsp; &lt;/span&gt;This should be less than what your approval qualifies you.&lt;/font&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;font face="Times New Roman" size="3"&gt;For instance if you are looking at a home priced at $425,000.00 and your pre-approval letter says that you qualify for a loan for $450,000.00, but you are offering $410,000.00, your pre-approval just negotiated you to pay the price the home is listed.&lt;span&gt;&amp;nbsp; &lt;/span&gt;A savvy listing agent will take note of this and tell the seller to negotiate a higher price.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The pre-approval letter should instead state that you are pre-approved for $410,000.00 &amp;ndash; the amount you have offered. This puts you in a position nearly as strong as a solid cash offer.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The listing agent will often suggest the seller take your solid offer with little or no negotiating of price.&lt;/font&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;/font&gt;&lt;/font&gt;&lt;/div&gt;&lt;p&gt;&lt;span style="font-size:12pt;font-family:'Times New Roman';"&gt;Remember you still will have some conditions about the home that will need to be met, such as septic approval, home inspections, and other negotiations.&lt;font size="3"&gt;&lt;font face="Times New Roman"&gt;&lt;span&gt;&amp;nbsp; As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities. Since these are the primary goals of &lt;a href="http://www.hud.gov" title="US Dept. of Housing and Urban Development" target="_blank"&gt;HUD&lt;/a&gt;, the Department believes that Section 203(k) is an important program and we intend to continue to strongly support the program and the lenders that participate in it.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;Many lenders have successfully used the Section 203(k) program in partnership with state and local housing agencies and nonprofit organizations to rehabilitate properties. These lenders, along with state and local government agencies, have found ways to combine &lt;a href="http://www.hud.gov/offices/hsg/sfh/203k/203kabou.cfm" title="Rehab a Home w/HUD&amp;#39;s 203(k) program"&gt;Section 203(k)&lt;/a&gt; with other financial resources, such as HUD&amp;#39;s &lt;strong&gt;HOME, HOPE,&lt;/strong&gt; and Community Development Block Grant Programs, to assist borrowers. Several state housing finance agencies have designed programs, specifically for use with Section 203(k) and some lenders have also used the expertise of local housing agencies and nonprofit organizations to help manage the rehabilitation processing.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;The Department also believes that the Section 203(k) program is an excellent means for lenders to demonstrate their commitment to lending in lower income communities and to help meet their responsibilities under the Community Reinvestment Act (CRA). HUD is committed to increasing homeownership opportunities for families in these communities and Section 203(k) is an excellent product for use with CRA-type lending programs.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;font color="#330066" size="2"&gt;203(k) - How It Is Different&lt;/font&gt;&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;Most mortgage financing plans provide only permanent financing. That is, the lender will not usually close the loan and release the mortgage proceeds unless the condition and value of the property provide adequate loan security. When rehabilitation is involved, this means that a lender typically requires the improvements to be finished before a long-term mortgage is made.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;When a homebuyer wants to purchase a house in need of repair or modernization, the homebuyer usually has to obtain financing first to purchase the dwelling; additional financing to do the rehabilitation construction; and a permanent mortgage when the work is completed to pay off the interim loans with a permanent mortgage. Often the interim financing (the acquisition and construction loans) involves relatively high interest rates and short amortization periods. The Section 203(k) program was designed to address this situation. The borrower can get just one mortgage loan, at a long-term fixed (or adjustable) rate, to finance both the acquisition and the rehabilitation of the property. To provide funds for the rehabilitation, the mortgage amount is based on the projected value of the property with the work completed, taking into account the cost of the work. To minimize the risk to the mortgage lender, the mortgage loan (the maximum allowable amount) is eligible for endorsement by HUD as soon as the mortgage proceeds are disbursed and a rehabilitation escrow account is established. At this point the lender has a fully-insured mortgage loan.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;&lt;strong&gt;&lt;font color="#330066"&gt;Eligible Property&lt;/font&gt;&lt;/strong&gt;&lt;/font&gt; &lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;To be eligible, the property must be a one- to four-family dwelling that has been completed for at least one year. The number of units on the site must be acceptable according to the provisions of local zoning requirements. All newly constructed units must be attached to the existing dwelling. Cooperative units are not eligible.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;Homes that have been demolished, or will be razed as part of the rehabilitation work, are eligible provided some of the existing foundation system remains in place.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;In addition to typical home rehabilitation projects, this program can be used to convert a one-family dwelling to a two-, three-, or four-family dwelling. An existing multi-unit dwelling could be decreased to a one- to four-family unit.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana, Geneva, Arial, Helvetica, sans-serif" size="2"&gt;An existing house (or modular unit) on another site can be moved onto the mortgaged property; however, release of loan proceeds for the existing structure on the non-mortgaged property is not allowed until the new foundation has been properly inspected and the dwelling has been properly placed and secured to the new foundation.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana" size="2"&gt;One&amp;nbsp;program specific to &lt;a href="http://www.oraoha.org/resources.cfm" title="Oregon Resource Directory for Housing"&gt;Oregon&lt;/a&gt; that should be looked at is the &lt;span class="H3"&gt;&lt;font size="3"&gt;&lt;a href="http://www.oregonbond.us/OHCS/SFF_CDBGFacts.shtml" title="CDBG program"&gt;Community Development Block Grant (CDBG) Program&lt;/a&gt;&lt;/font&gt;&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana"&gt;&lt;span class="H3"&gt;Community Development Block Grant (CDBG) funds&amp;nbsp;are the mainstay of the United States Department of Housing and&amp;nbsp;Urban&amp;nbsp;Development (HUD) community and economic development programs. Oregon Housing and Community Services (OHCS) receives CDBG funding to provide housing rehabilitation in rural Oregon. Rural Oregon cities and counties may apply for CDBG housing rehabilitation funds which are awarded on a competitive basis. All funds are distributed as grants to non-entitlement cities and counties following an annual application process.&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Verdana"&gt;&lt;span class="H3"&gt;Ask your lender if they know of these programs and have used them successfully in the past.&amp;nbsp; If they have little or no knowledge about these programs, please contact me and I you heard about it in the news.&amp;nbsp; Banks are getting tighter about lending money.&amp;nbsp; This is all related to subprime lending and predatory lenders.&amp;nbsp; Watch out for the rip off artist.&amp;nbsp; They are still out there.&lt;/p&gt;&lt;p&gt;A client of mine recently purchased a home.&amp;nbsp; This client will be making her&amp;nbsp;first payment in a week or two.&amp;nbsp; That&amp;#39;s how recently she purchased her home.&amp;nbsp; Already she has received a mailing that sounded to good to be true.&amp;nbsp; This lender sent her a letter that at first she thought looked like it might be from her lender.&amp;nbsp; It told her how they can save her a lot of money.&amp;nbsp; Fortunately she was smart and called her mortgage banker who showed her the flaws in this plan that this lender had sent her and showed her that the lender in question was not her lender, just pretending to be.&lt;/p&gt;&lt;p&gt;In my junk mail and sometimes in my in-box, I receive many offers to purchase my mortgage.&amp;nbsp; These letters in my email are immediately trashed.&amp;nbsp; That is what I urge you to do.&amp;nbsp; Stay away from dot com lenders.&amp;nbsp; Stay away from many of the mortgage brokers out there and look instead for mortgage bankers or real banks that you can visit in person.&lt;/p&gt;&lt;p&gt;Mortgage Bankers differ from mortgage brokers in one major way.&amp;nbsp; There is no middle man or woman between the Mortgage Banker and the funding source.&amp;nbsp; It is the same with banks.&amp;nbsp; Mortgage Bankers and Bankers will not usually direct you to adjustable rate mortgages or loans that will strangle you.&lt;/p&gt;&lt;p&gt;Another great tip when looking to purchase property is to pull your credit yourself from the three&amp;nbsp;major credit bureaus - make sure to order your credit score at the same time.&amp;nbsp; It costs a few bucks, but it&amp;#39;s worth it.&amp;nbsp; You find out what your credit looks like and if you have problems.&amp;nbsp; If you do in fact have problems, take care of those before considering to buy property.&amp;nbsp; You want your credit to be the best it can.&amp;nbsp; If you do not do this vital step - you will likely pay a lot more for your interest rate.&lt;/p&gt;&lt;p&gt;On this same note, checking your credit and your credit score prior to applying for a mortgage allows you to talk to the lender without having them run your credit first.&amp;nbsp; The more your credit is ran by lenders the lower your score becomes.&amp;nbsp; Remember you want the highest score you can get.&amp;nbsp; Do not damage that number by having your credit checked unnecessarily.&lt;/p&gt;&lt;p&gt;I had one client that went to a particular mortgage broker.&amp;nbsp; In their infinite wisdom, they decided to ask all of their lenders to take a look at the credit report.&amp;nbsp; Rather than ordering one credit report and sending a copy of the report to each lender, this mortgage broker ordered a credit report for each of the lenders they work with.&amp;nbsp; In all there were over 50 credit reports ordered in a two week span of time.&lt;/p&gt;&lt;p&gt;My client could not get a loan because her report had been ran so many times.&amp;nbsp; She had to wait two years for the dust to settle.&amp;nbsp; I am happy to report that she subsequently went to the mortgage banker I recommended and got her loan without any hassle.&lt;/p&gt;&lt;p&gt;Another piece of advice:&amp;nbsp; You are wanting to purchase the property of your dreams.&amp;nbsp; An offer has been written and accepted.&amp;nbsp; Great news.&amp;nbsp; You have been pre-approved for the loan.&amp;nbsp; Wonderful.&amp;nbsp; You decide that you are going to need new furniture for your new home, so before the sale closes you purchase several items on credit.&amp;nbsp; Oops, you should not have done that.&amp;nbsp; The lender orders a second report to finalize approval and you have new debt.&amp;nbsp; Suddenly you find that you are no longer qualified for that loan.&amp;nbsp; You lose your dream house.&amp;nbsp; Don&amp;#39;t let this happen to most of the rest of the country has slowed some, I have discovered the my coastal market is still quite hot.&amp;nbsp; Buyers are looking more toward affordable housing.&amp;nbsp; Property and homes are both doing well.&amp;nbsp; We do seem to have a few more listings this time of year this year versus last year.&lt;/p&gt;&lt;p&gt;If you are looking for a home on the North Oregon Coast, this is a great time to purchase.&amp;nbsp; With more to choose from and decent interest rates you should do well.&amp;nbsp; Prices are pretty similar to last year at this time.&lt;/p&gt;&lt;p&gt;If you are interested in selling a home or property on the&amp;nbsp;North Oregon Coast, this is a great time for that&amp;nbsp;as well.&amp;nbsp; Buyer&amp;#39;s are looking at and purchasing property.&amp;nbsp; Understand that the right home at the right price in the right location are the right combination.&amp;nbsp; Some homes may sit on the market a while.&amp;nbsp; Others just fly off the shelf.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Recently I listed a property&amp;nbsp;in Netarts.&amp;nbsp; I didn&amp;#39;t even get a chance to advertise it as fully as I like and had four offers within a interests.&amp;nbsp;&amp;nbsp;&amp;nbsp;At best this article is irresponsible, at worst it&amp;#39;s&amp;nbsp;the home buyer&amp;#39;s&amp;nbsp;worst nightmare.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;He doesn&amp;#39;t seem to realize that the REALTOR(r) is there to help make the buying process easier and to support the buyer with his or her knowledge base.&amp;nbsp;&amp;nbsp; Does he really think that a buyer should go it alone without someone to watch out for them?.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;Typically the seller pays all commission costs, unless other arrangements are made.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;Sometimes the seller or the seller&amp;#39;s Broker will offer the selling Broker a bonus, but I don&amp;#39;t care if there is a bonus. &amp;nbsp;I am here to help you, the buyer find a home in your price range that fits&amp;nbsp;your needs and to watch out for you, my client.&amp;nbsp; I am here to help you negotiate the best price.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;We do have a code of ethics to live by and&amp;nbsp;If a REALTOR(r) is failing in the ethics department, he or she should be reported. &amp;nbsp;Licensees get fined, suspended,&amp;nbsp;licenses&amp;nbsp;revoked,&amp;nbsp;and/or can face jail time or other civil penalties, soon this person is no longer doing business.&amp;nbsp; &amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;There are bad apples in this industry, just as there are in any other industry or group of people, but to suggest that one search and purchase a home on their own without someone to care for them and be diligent, is purely wrong.&amp;nbsp; We work extremely hard for our money and must be diligent and trustworthy&amp;nbsp;for and to&amp;nbsp;our client.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;Often we put in 60-80 hours per week and most transactions take 6 weeks or more to close.&amp;nbsp; Although we don&amp;#39;t spend all of the days, every day&amp;nbsp;working on your&amp;nbsp;transaction, we are behind the scenes making sure that everything goes well and catching potential problems so that they can be nipped in the bud..&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;We are held accountable for our actions.&amp;nbsp; We must take classes to earn and keep our licenses.&amp;nbsp;&amp;nbsp;Running our own business is expensive. &amp;nbsp;Everywhere we turn someone is nickeling and diming us.&amp;nbsp; Running ads for one home on the market costs a minimum of $100.00 each month.&amp;nbsp; We also have to pay to work for our company by either desk fees or commission splits.&amp;nbsp; Does he think we work for free?&amp;nbsp; Do you get paid?&amp;nbsp; Does he?&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;It&amp;#39;s&amp;nbsp;bad advice&amp;nbsp;on his part to suggest that the home buyer&amp;nbsp;go it alone.&amp;nbsp; Did you see the episode of &amp;quot;Home Inspectors&amp;quot; Sunday morning?&amp;nbsp; It was so sad,&amp;nbsp;in my opinion it&amp;#39;s likely that&amp;nbsp;this new home buyer couple&amp;nbsp;bought the home from a For Sale By Owner, at a good price.&amp;nbsp; Or was it a good price?&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;They really paid the price for lack of a home inspection, as they bought the home without any contingencies, including an inspection, hoping that the seller would find their offer to be the best.&amp;nbsp; It turns out that it was the best offer, but this costly mistake of not having someone watching out for them ended up costing them, with the mold and the slide issue, up to about $16,000.00.&amp;nbsp; They were lucky is wasn&amp;#39;t more.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;If they used an REALTOR(r), this transaction should be investigated.&amp;nbsp; If their REALTOR(r) thoroughly explained to them the benefits of due diligence and they ignored that REALTORS(r) advice, then it is their own fault.&amp;nbsp; Personally,&amp;nbsp;I would rather walk away from this type of transaction, than allow them to continue without a home inspection, unless the inspection is a moot point, ie. removing an old mobile home from the property in order to build a new home on the site: inspection not necessary in this case.&amp;nbsp; Diligence still necessary.&amp;nbsp; Ethics sitill necessary.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;If they would have had someone reliable watching over them, it would have cost only about $400.00 for a home inspection.&amp;nbsp; Their REALTOR(r) would have negotiated repairs with and for them.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;$16,000.00 vs. $400.00 -&amp;nbsp;&amp;nbsp;Hmm?&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;This type of thing occurs often when someone who doesn&amp;#39;t know what they are doing listens to people like&amp;nbsp;this reporter, who seems to have gotten burned by a bad apple,&amp;nbsp;and ends up causing&amp;nbsp;his or&amp;nbsp;her&amp;nbsp;own worst&amp;nbsp;nightmare.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;If we cause the nightmare, we are held accountable.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="font-size:10pt;font-family:Arial;"&gt;Go it alone?&amp;nbsp; Not smart.&amp;nbsp; Would you pull your own teeth?&amp;nbsp; Do your own heart surgery?&amp;nbsp;&amp;nbsp;Be your own Attorney?&amp;nbsp; Or would you look for a professional to help you?&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 0pt;"&gt;&lt;span style="font-size:10pt;font-family:Arial;"&gt;I am on your
